Armenia’s residential property prices continue upward trend in third quarter of 2025

(Horizon Weekly) – Residential real estate prices in Armenia continued their upward trend in the third quarter of 2025, according to new data released by the Central Bank of Armenia, which has introduced a revamped housing price index to enhance market transparency.
The newly established Residential Property Price Index indicates that overall housing prices increased by 5.5 percent compared to the same period last year and by 1.9 percent quarter on quarter. Apartment prices posted a modest quarterly increase of 2.0 percent, while prices for individual residential houses rose significantly, registering an annual increase of 18.6 percent.
The index is compiled on a quarterly basis using official transaction data provided by Armenia’s Cadaster Committee. The Central Bank noted that the methodology accounts for variations in property characteristics, enabling a more precise measurement of average price movements across the housing market.
During the third quarter, a total of 7,113 residential property transactions were recorded nationwide, with the combined value of these transactions reaching approximately 215.1 billion drams.
The Central Bank added that the index will be released 45 days after the close of each quarter and will be used as an analytical instrument for monetary and macroprudential policy, helping authorities track developments and risks in the housing sector.
